Hey, how are you? I hope that whatever you're up to today, you're having an easy one. And thanks for taking some time to hang out with me. I appreciate it, as always. Alright, let's get into Well, actually, before we continue the conversation we've been having, right, we've been talking about the six key areas of your house flipping business that you need to get dialed in. And the beauty is that if you discover, as you listen to these episodes, that hey, I think I can make this part of my business a little bit better. The beauty is that once you know what's wrong, right, what once you know what can be improved, then it's just a matter of improving it. Right? I am constantly looking at my businesses, and finding efficiencies so that I can be more efficient, that might business can be more efficient, whichever business it is. But first, I want to do a listener shout out because Thank you for taking the time out to let me know what I'm doing matters. I appreciate it. I really do. What a terrific podcast. absolutely one of the many resourceful tools, Debbie offers us to be that much more successful in flipping houses, leaving no stone unturned. She has so many amazing podcasts and every one of them leaves you with lessons to learn. She's a giver, for sure. Her motto is obvious leave people in places better than you found them. Oh my gosh, thank you. You get it. I appreciate it. I love knowing when somebody gets my message gets why I exist. So thank you for that. I'm grateful. All right, let's continue the conversation. Alright, so we've talked about just to recap, the six key areas are the foundation of your business, targeting, attracting, converting, rehabbing and selling six. Oh my gosh, isn't Friday. Okay, so those are the six key areas. All right. And in two days. We're talking about converting. Alright, so we've already talked about foundation targeting and attracting today we're talking about converting. So what do I mean by converting? converting is actually converting that into a deal a contract, right? So you get a lead, you get, maybe you're a direct seller or whatever, lead from wholesaler, whatever, you get a lead, you convert it then into a deal. Okay, so here are three signs that your converting mechanisms aren't working properly. Okay. Number one is you're only going after the low hanging fruit. I know. I talk about this a lot, Joe and I MLS deals and wholesale deals, those are the low hanging fruit, okay. And I hear people often super frustrated because they can't get a deal. And they're putting in all these offers on all these properties. And through some questioning, it always turns out that it's either MLS deals or wholesaler deals, meaning the deals that the vast majority of the population are going after, right? So MLS and wholesalers, those are going to be the most competition if you're not converting those into deals.

The problem is that you need other avenues. Okay, and we talked about that in attracting in the marketing phase on the previous video. You need to be using other avenues. Don't just go after the low hanging fruit. Unless you're okay with it taking a longer amount of time potentially, because if you are competing with multiple people, and I mean, the most people possible, when it's MLS and wholesale deals, then it's probably going to take longer. Okay? And let's be very clear, you don't want all of your offers to be accepted. If all of your offers are being accepted, you probably are offering the wrong amount you probably are over offering if every single offer is getting accepted. Okay? So just don't go after the low hanging fruit add other attracting mechanisms. Alright. The second little deal. The second sign that the converting part of your house flipping business needs some love is you're not solving the actual problem that the seller has. So if you're just going after low hanging fruit, you aren't really even dealing directly with the seller. Now you could argue, well, what about on MLS deals? Yeah, but that's not a seller that likely needs to sell, they don't likely, they might want to sell the fact that they could put it on the MLS and get all this interest probably means that the house isn't in too much distress or they are in too much distress. Okay? Now, this is key, okay, if you want to have a kick ass house flipping business, that makes a huge impact in your community, and last through any type of market cycle, be able to do this, be able to solve the problem of the seller, that takes communicating with the seller, and it takes going into a conversation with the seller. Not already knowing, oh, it's price, it's always price. They just want the highest price, you're completely wrong. It's not always about price. And so go into it with the intention of having a conversation and really uncovering what's the real problem here, and then offer solutions to that problem. There it is. Right? That's the magic of this business right there. That's the key ingredient. Okay. The number three sign

the converting part of your business is a little bit wonky. Here comes my, my my softball my many years of softball playing not enough at bats. Alright, what the heck do you mean by that, Debbie? So this is what I mean, you are actually haven't you haven't had enough attempts to get the right kinds of properties under contract, meaning you aren't dealing directly with the seller. And you aren't dealing directly with a seller that is highly targeted, so directly with a seller that is most likely going to benefit from what you provide. And what you provide is problem solving. Right? So you need more at bats. The name of the game. Always it's it's a numbers game, okay, you're always getting here that it's a numbers game marketing's a numbers game. The person who ends up with the most flips, at the end of the year, is the person who is in front of the most sellers who are likely in a place to need the services that buyer provides. The more sellers you're in front of that could use what you provide, the more likelihood you are to get more deals, right. Do you see that? So that's what we mean by it's a numbers game. So get in front of the right sellers, figure out what the problem really is, and solve it. Right and those things aren't working in your business. Now you know where to focus.
