And I first started talking about this, right around when this pandemic struck, right, because, like, what happened to my inbox was that every real estate guru, software company, forum, every big company out there, started attacking our inboxes with the next big strategy, and oh my gosh, you better recession proof or pandemic proof and all this proof your business. And this is the strategy you should be doing. And this is exactly what you should do. You should be investing in mobile homes, you should be buying land, you should be buying rentals, you should be buying this, you should be buying that you better change your strategy. This is the only strategy that works. Now, all others are crap. And there's zombie houses. And there's doing this and I'm like, it's too much.

So I got really frustrated when it first started happening, because it is so very clear that first and foremost, they are marketers, so they create products to sell to US consumers. It is entirely exhausting. And it's also 100% false. So if you want to be doing all of those things, then go do all of those things, or pick one of them and do it. I beg of you to tune out the noise, go in sight to you, and figure out what it is that you want to do. Flipping mobile homes doesn't bring me joy, I am so happy that it brings other people joy. Owning storage units does not bring me joy, I am so glad that it brings other people joy, what I want to do and what I have done

is my strategy. And so when people reach out to me, which I've been getting a lot of lately, Debbie, what's your new strategy? There is no new strategy. My strategy is I buy old houses. I put a ton of love into them. And then I sell them to families who want a beautiful safe home. That's it all right, it is that simple. Now, the problem is many flippers, do not

So the number one way that I am able to renovate flip houses in any kind of market is because I know the data better than 99% of the other investors in my market. And I watch that data. And that data tells me exactly where to buy, what to buy, how to renovate it, and who my buyers are. That's my system. That's my process. And I can do it anywhere. I could do it in any market, I can do it under any market conditions. It's not about guesswork. It's not about speculation.

if it's a buyers market, then it might take like six months to sell, oh, okay, it might doubt it. But let's go with that. Great. So if it's going to take you six months to sell, who cares? account for that in your analysis of the property.

if it's going to take you one month to sell account for that, in your analysis of the property. It is all about analyzing properties, based on data in your local market. You're terms given to you by your lender, and using the timeline that the market dictates.

lean and simple data driven business that will carry your house flipping business through any market, any part of the cycle. And I know this because it's exactly what I've done. I've been in buyers markets, I've been in seller's markets, it doesn't matter. So I urge you to tune out the noise, please, there is no need to go run and chase the shiny object that is whatever new strategy or whatever strategy that any guru or coach out there says you must be doing. Anytime somebody tells me I must be doing something, and that what I'm doing is wrong. I immediately know that they're tapping into fear. And they are marketing based off of fear. So I tune out. fear based marketing doesn't work for me. So watch the ads on your newsfeed. Watch the emails in your inbox, and really dive dissect them. Is this person talking to me out of fear? Are they wanting me to do something because they're telling me I should be afraid? Because if I don't do this thing, I'm gonna lose everything. Or I'm going to miss out on something. See, I don't ever use words like that. Because that's not what it's about. I'm not a fear based marketer. First of all, I'm all about like, hope based desire based, what do you want based if you want a successful house flipping business, where you can level houses back to life. And you can have time freedom to hang out with your kids, travel, spend time in an RV, whatever you want to do. And you want to make a really big impact in your local community in a positive way, and you want to make a profit. I am happy to show you the way. That's what I'm here to do. I'm here to help women who have that burning desire. I'm here to help them see that through. I'm not going to tell you that you shouldn't do it this way or else you'll lose everything. Because it's total BS. So the minute you see this is the way to do it. This this is the only thing that works. You should be scared. If you don't do it this way, you're going to lose everything. It should cause some red flags to go up. Feel the energy behind some of the marketing that's out there. Because it's really disappointing how it's fear based and how it's my strategy GE is better than yours.

Because all of that it's lies, that total lies. If you want to renovate houses, and you want to make an impact in a profit doing that, I'm happy to show you the way. But I am not going to be the person who tells you that my investing strategy is the only way to happiness. No, my investing strategies, Your Way to Happiness if you have a burning desire to flip houses, and or renovate houses. But if what you want to do is own storage units, I'm not your gal. If what you want to do is flip mobile homes. I am definitely not your gal. That's not what I do. It's not my strategy. It's not what brings me joy. So find what brings you joy that you can do in any market that actually fulfills something inside you and gives you that time freedom that you so desperately crave. All right, it's totally possible.
